I am a chest 41”, waist 40”, shoulders 17”, front length 27.5”, back length 25.5”. what would you suggest?

My husband is not a small guy. 250 pounds, 6 feet, size 46-48 waist. normally a solid 2x but oozing towards 3x . He ordered 3x to be safe . Not big enough. Could not button vest by 2 inches. EZ return for 4x which was perfect. and delivered promptly.
I have shoulder 21, chest 43 should I get large or extra large and I prefer a longer vest is that a waistcoat style?

The sizing chart is a great tool and is pretty accurate to me. I made out well using it.
Are the pockets real?

What type of fabric is on the back?
